PROPERTY DEVELOPERS
Learn more about how you can make huge savings on your new build and refurbishment projects
Having held a talk at London Build in December 2019, entitled Timber Towers - How to Change the Ordinary to the Extraordinary - Debbie Flevotomou Architects has written a briefing paper based on her well received speech focused at the property development sector.
The Benefits of using Timber in Tower Design and Construction

The briefing paper describes the resurgence of building residential towers in the UK, the features and benefits of using timber in design and construction, and why this will help meet net-zero carbon emmission targets being set by UK local authorities for development and refurbishment projects.
The paper also details why change is needed now to avoid catastophic consequences for both our climate, and potentially businesses in the property sector.

Background
Ten years ago science showed there are 15 known Earth tipping elements that regulate the state of our Planet.
Today, independent research has found that 9 of these 15 systems are on the move.
In November 2019, The National Federation of Builders published a report that called on the construction sector and any future government to act now if they are to meet the 2050 zero carbon target.
Many local authorities, including more than two-thirds of the London boroughs to date, have declared a climate emergency and set the year 2030 as a target for going carbon zero, 20 years ahead of central government’s 2050 target.
They are committed to take urgent action to reduce carbon emissions at a local level.
Climate change
Climate change is simply the biggest threat out there to our economy, environment, health, way of life, our country, our world, and our future.
But with this threat, comes opportunity for those of us that work in the plan, design and build sector.
And since the scientific community is more confident about the causes of our changing climate, we know what we need to do to help remedy the problem backed by scientific proof…
…design and build with timber.
In a recent report, the Committee on Climate Change recommended a 30% increase in timber frame use.
Timber is also clearly better for our environment and is more sustainable as a construction material, with added cost and time saving benefits when compared to traditional construction practices and material specifications.
Here are a few reasons why sustainable timber is the best environmentally friendly construction material, and why we should be looking at designing and developing contemporary buildings using it today.
A few benefits of using timber
Saves time and money on build and lifetime cost
Leaves comparatively no waste
It can be reused and recycled
Strongly aligns with BREEAM methodology and zero carbon agenda
Locks in huge amounts of harmful CO2
Helps to meet UK carbon emission targets specified by local authorities
Timber is 5 x lighter than concrete and steel
It has similar structural strength
Possesses similar fire retardant properties to concrete and steel
Allows ‘flexibility’ in architectural design
It creates beautiful buildings and spaces that improve with age
Climate change is simply the biggest threat out there to our economy, environment, health, way of life, our country, our world, and our future.
And since the scientific community is more confident about the causes of our changing climate, we know what we need to do to help remedy the problem...design and build using more timber.
